Selection Criteria

Define criteria by which Sophie qualifies applicants.

With selection criteria, you define which requirements applicants must meet. Sophie uses these criteria for automatic pre-qualification.

Criteria Types

Mandatory Criteria

Applicants must meet these criteria to be considered:

  • Minimum net income (e.g., 3x base rent)
  • No negative credit entries
  • Employment status (permanent)

Preferred Criteria

These criteria are preferred but not mandatory:

  • Non-smoker
  • No pets
  • Long-term rental intention

Exclusion Criteria

Applicants are automatically rejected if:

  • Insolvency proceedings pending
  • Previous rental arrears known

Proof of Income

You can accept various types of income:

  • Salary: Pay slips
  • Self-employed: Tax assessments, financial statements
  • Pension: Pension notice
  • Guarantee: Parental guarantee for students

Income Calculation

Sophie automatically calculates:

  • Net income vs. rent burden
  • Household income for multiple tenants
  • Guarantee amounts

Add Criteria

  1. Open the listing
  2. Navigate to Criteria
  3. Click + Add Criterion
  4. Select criterion type
  5. Define the value

Example: Minimum Income

Type: Income
Operator: at least
Value: 2,500 € net
Mandatory: Yes

Tolerances

For borderline cases, you can define tolerances:

  • Income: ±10% tolerance
  • Credit Check: Ignore single entries under X €

Sophie will ask for your decision in borderline cases (Clarification).

Activate Automatic Evaluation

  1. Open the listing
  2. Navigate to Criteria
  3. Activate Automatic Evaluation

Sophie now automatically evaluates all incoming applications based on your criteria.
